    WHO WE ARE LOOKING FOR:

    The Leasing Director for our Zweibrücken Fashion Outlet thinks globally and acts locally ensuring the VIA Outlets voice is always represented and business growth is achieved.

    KEY RESPONSIBILITIES:

  • Provide vision, direction and leadership to the team in order to achieve commercial success and enhance guests' satisfaction
  • Collaborate closely with the Centre Director and Centre/Group team leaders, identify category gaps and trends ahead of developing a comprehensive short/mid/long term target brand mix
  • Take ownership of the leasing plan within VIA budget/forecast programmes
  • Maximise business opportunities by negotiating with brand partners to continually improve the performance and positioning of the Centre at all times
  • Fulfil the lead role in the legal and commercial negotiations and documentation of all deals for the Centre
  • Leverage every opportunity to remain connected to market trends and new brands utilising data analytics and research
  • Take a lead role with domestic brands which could be appropriate for other VIA portfolio locations
  • Proactively generate new leasing leads within the German market and negotiate deals from inception to final execution
  • Negotiate contract variations, protocol agreements and notifications with brands and providing any required financial analysis
  • Participate in the Group remerchandising process where appropriate and assist on implementing strategic actions
  • Partner closely with the retail team to maximise individual tenant performance, and if necessary, act as the contact for these tenants
  • Oversee the daily activities of the leasing department in accordance with company policies and standards
  • Provide continuity with current tenants to build strong long-term relationships
  • Establish and maintain positive brand relationships and build network with professionals of the domestic real estate & retail industry
  • Participate actively in the Group leasing strategic remerchandising discussions
  • Establish the leasing function as a key contributor to the overall success in achieving Centre KPI's
  • Oversee the preparation of weekly leasing activity reports and status of each negotiation held with potential brands and highlighting any current issues
  • Analyse and interpret lease agreements and other relevant documents to determine financial obligations, brands' responsibilities, and key milestones
  • Ensure the lease database is managed effectively and is regularly updated at all times
  • WHAT YOU NEED:

  • +5 years Premium Retail experience within a brand, department store or property 'landlords' preferably including a financial planning background
  • A good knowledge of the leading players and decision-makers for brands and a high quality network of contacts in the fashion industry, particularly in the German and also in international markets
  • A real talent for negotiation, demonstrating creativity by convincing senior executives at leading brands who come from a variety of countries, cultures and disciplines
  • Demonstrated capacity to work with an agile and open mind in a complex and multinational work environment alongside talented and strong-minded colleagues
  • Rigor and attention to detail in all aspects of negotiations
  • A good critical thinker who has the drive, energy and ideas to bring to the role
  • A genuine interest and in depth understanding of luxury fashion and up-market brands
  • Charisma and strong, enthusiastic personality
  • Proactive and determined
  • Self-disciplined and mentally tough
  • Ability to cope with change/flexible approach

  • Very good communicator – able to quickly establish credibility at all levels
  • IT literate
  • Fluency in English and German; other languages are a plus
