    Koramic Real Estate is the real estate division in full growth of Koramic Investments, i.e. a Belgian leading family investment company. Koramic Real Estate is active in Belgium, Poland, Romania, Germany and the Netherlands.

    Our company has about 65 professionals active both in Belgium and abroad. Our team has years of experience and expertise in all technical, architectural, commercial, financial and legal aspects of project development.

    Koramic Real Estate consists of three different business units:

    Invest: development and management of Belgium's non-residential real estate portfolio.

    Development: project development of residential real estate

    International: invest and development activities in Poland, Romania, Germany and the Netherlands.

    Head of Operations Germany

    Position / Function:

    The Position is a senior managerial position.

    The candidate should be able to lead, take initiatives and work independently in order to ensure the daily management and the successful and profitable development of our assets in Germany, mostly the real estate development activity in South West Germany Baden Wurttemberg but ideally also our income producing assets in Troisdorf and Oberhausen.

    The manager will operate in close co-operation and will report to the International Director.

    Previous Experience

    The successful candidate must have a previous 10-year experience in the real estate industry, ideally at least 5 years within a real estate developer in a position of project developer or more senior position and ideally a former 5-year experience in a general contractor with an experience on the building site as a site manager or project manager or in the pricing/tendering department.

    Academic Background

    University graduated as technical, construction or mechanical engineer or architect. Alternatively, possibly an economic/financial/accounting academic background with a 10-year experience in the real estate and construction environment.

    You have a helicopter view, a critical mind and you take initiative.

    You are communicative and customer-friendly. You know how to build a team.

    Ambitious, leadership skills and great problem-solving ability.

    Language

    Required fluency in German and English

    Location

    The manager will be living in Germany, Baden Wurttemberg.

    The work office is currently located in Kandern but will be relocated in Grenzach (Basel).

    Scope of Works - Duties

     Daily management

     Company representation

     Contacts with local politicians and administrations

     Developing a local network

     Knowledge of urbanistic / permitting procedures

     Skilled to define profitable project programs

     Monitoring and coordinating architects involved in the projects

     Monitoring tender process in order to select contractors (which includes identifying potential competitive contractors and securing to get detail offers on time)

     Monitoring and coordinating contractors involved in the projects

     Monitoring and coordinating the Sales & Marketing (external brokers, possibly "in house" sales team)

     As Head of Operations, you will be involved in the general and technical coordination of real estate projects up to completion.

     You will be involved in the conceptual development of the project after which you will supervise the process of the building application in coordination with architect, engineer and urban development authorities.

     In doing so, you closely monitor project progress and take the necessary initiatives. You also set up the necessary actions internally so that construction and sales can start immediately after obtaining the permits. This may involve selecting and directing contractors and suppliers or contracting the utility companies.

     Together you determine the timing and budget within which everything must be realized and you monitor this throughout the duration of the project.

     Throughout this process, you will be supported by the company's various departments (Finance, Legal, Sales, Marketing). You will take care of your own project administration and report to the International Director.

     Asset management of 3 income producing assets in Troisdorf and Oberhausen.
