The Role


Reporting to the Vice President Corporate Development EMEA, the leader is accountable for the success of the real estate transactions team in corporate development across the EMEA region, which is 35% of Equinix's business (~$2.7bn).

The Senior Director of Real Estate Corporate Development drives revenue and Adjusted Funds From Operations (AFFO, a measure of recurring revenue) growth for EMEA by:

  • Leading and optimizing the existing real estate portfolio
  • Running sourcing of land for development and the cross functional development team
  • Leading real estate diligence and execution of M&A efforts
The position has a high degree of risk management responsibilities including commercial, legal, financial, compliance and regulatory


Key responsibilities:


  • Leads real estate underwriting for the EMEA region
  • Directs analysis for a variety of land acquisition projects and lease negotiations across EMEA
  • Develops regional business strategy and directs related site expansion efforts
  • Leads crossfunctional team to develop metro level inventory roadmaps
  • Develops metro level real estate strategy and supports capex forecasting on planned developments
  • Oversees and directs team negotiation efforts (with support from legal team) for all regional real estate transactions
  • Directs asset management efforts including expansion, contraction, disposition and reconfiguration of properties, as well as lease administration
  • Drives multiple site searches while continually looking for ways to improve the acquisition process
  • Influences the development of detailed site build out project plans including budgets and business cases for each new site
  • Accountable for the success of the Real Estate Transactions team (~11 heads)

Knowledge and Experience sought:


  • Demonstrated track record in real estate transactions and/or development
  • Substantial track record of real estate and business partnership experience
  • Proven success driving real estate strategy in a highgrowth environment
  • Strong people management experience of driving results through their team of a similar size (~10)
  • Strong analytical and problemsolving skills with a Bachelors degree or equivalent experience
  • Experience in communicating to and collaborating with Csuite level
  • Proven ability to support and influence senior leaders, middle management and individual contributors.
  • Knowledge of the retail data center business regionally and globally is highly advantageous
